Housing Market Renewal Pathfinder
The Newcastle Gateshead Housing Market Renewal Pathfinder year one
programme has been approved and the reporting timetable for the scheme
submission noted. The Group Director, Development and Enterprise has been
authorised to enter into negotiations to acquire land and property, subject to
the precise terms of acquisition being the subject of further reports.

The demolition of former St Wilfrid’s RC Primary School, Carville Street, has
been approved as it is in the interests of community safety. The site is also
within the St James Village master plan area and the demolition of the school
will help to facilitate the development of a strategic housing site.

Thornfield Developments,
Sunderland Road, Gateshead
The Panel has referred to the Government Office for the North East with a view
to granting outline planning permission a development proposal for
land at Sunderland Road submitted by Thornfield Developments for retail purposes
including the provision of a recreation area with all weather laying
pitch, access and car parking.

Sale of Land North of Sunderland Road
The sale of 4 hectares of land north of Sunderland Road has been approved to
provide new private housing, to realise a capital receipt and to stop the
physical and economic decline in the Sunderland Road North area.
Land at Stoneygate, Felling
The leasehold interest in land at Stoneygate Lane, Felling, has been
surrendered and a ground lease will be granted to Benfield Motors Ltd and its
Land Company to facilitate the development and to realise a capital receipt.

Thornfield Developments, Sunderland Road
The Panel considered a report detailing a development proposal for land at
Sunderland Road submitted by Thornfield Developments. The Panel agreed to have a
site visit to the proposed development location before making a decision on the
application.

January 2003
At a meeting of local residents on 16th January, which was
aimed at the way forward for the South side of Sunderland Road the council
promoted a package of measures that included:
Improvements to houses
Environmental improvements to streets
Continuation of the role of the Sunderland Road Neighbourhood Officer
Continued co-ordination of Council services and links to other agencies
Crime prevention measures including improved street lighting
Demolition of an old building at Duncan Street replacing it with a new Sensory Impairment Centre
Promotion of projects to involve and engage young people in the area
These all seem worthwhile but answers to one question caused us concern. Click here

The results of the exercise saw a majority of responders (58%) voting
for Option 3 - the demolition of 296 properties.
September 2002
Gateshead Council identified a neighbourhood of about 1200 properties as the
Sunderland Road Strategy Area (click here to see
plan). The area would be a focus of major investment over the next few
years with the aim of regenerating the are in two ways:-
By demolishing and redeveloping property on the North Side of Sunderland Road.
Retaining and improving the area to the South Side of Sunderland Road.
A consultation exercise was undertaken with those living in the affected area.
March 2001
Gateshead Council Published the document 'Sunderland Road - The Way Forward'
resulting from a survey, the condition of council housing stock and the number
of vacant properties.
The document proposed 3 Options all of them entailing some demolition, starting from the East Side of Beech Street:-
Part of the area up to the West (odd) side of Allhusen Terrace
All of the area, through to the East (even) side of Ford Street
Views were requested from residents and the Council developed their plan for the future.
February 2001
Start of demolition in Jane Eyre Terrace. Council properties were taken down and
the space grassed over.
November 2000
Residents of the South Side of Sunderland Road were surveyed, asking their views
on the future of the area.
